OkThe stunning upgrade of 1 Babmaes St, St James’s, SW1 is progressing well. The five storey office building, constructed behind a retained Twentieth Century façade in red brick and Bath stone, is undergoing significant remodelling.
Acting as Project Manager, we are overseeing the radical revamp on behalf of Mactaggart Family & Partners.
The floor space is being increased through the extension of floor plates and infilling of the rear lightwell, involving significant structural works.
Internally, the building has been taken back to shell ahead of a complete refurbishment. The finished fit-out will be to exacting standards, with the boutique office style in keeping with other properties in the client’s portfolio.
Now watertight, the impressive internal fit-out is underway.
The building is being completely refurbished internally to a Cat A standard, with the first floor fitted to a high quality Category A plus specification.
The finished building will provide circa 7,500 sq.ft NIA or 10,700 sq.ft GIA, providing a 26% increase. Practical completion is planned for late January 2022.
The project also encompasses the refurbishment of the lower ground level of 2 Babmaes Street, to provide shared shower and bike storage facilities for the two buildings, together with the reception refurbishment of 112 Jermyn Street.
Alex Gould, partner in our London office said:
“This has been a fantastic project to be involved in and the project team has worked brilliantly together in completing the designs virtually during the pandemic. The project is also an excellent example of how partnering between a client and a trusted main contractor can deliver a complex project under an accelerated programme.
I’m looking forward to seeing the final results of the renovation. 1 Babmaes Street is already an impressive building and will soon have quality interior spaces to match.”
