We co-ordinated a team of specialist consultants to carry out a GAP analysis of the landlords current MEP, EPC and sustainability assessments of the building to align these with the desired objective of achieving a minimum EPC B rating as part of wider refurbishment the office to maintain the market position of the asset. The starting point was to understand the base position of the building and interrogate options as part of the feasibility and present these in a concise report to guide future upgrades and sustainability initiatives.
Our GAP analysis identified significant deficiencies in the building’s mechanical and electrical systems, confirming the need for substantial plant replacement. We found inaccuracies in historic assessments, particularly regarding energy improvement recommendations and cost estimates, which were higher than market averages. Our structured approach to the reporting allowed the client to fully understand the key issues and basis for the recommended works which included cost-effective VRF system replacement to achieve a targeted EPC A(24) rating.
