Summary

City centre period office building dating from late 1800’s on 6 floors providing multi let offices with F&B to lower floors of No 64. No 65 has linear footprint with 3No connected blocks and extensive natural light from lightwells and large sash windows. We lead the technical due diligence team to advise on the building condition and business plan strategy to improve the existing EPC D & E ratings. Post purchase we lead the feasibility assessment to implement the EPC improvement strategy.

Result

The building fabric was fundamentally sound, although this older building had several challenges for the TDD process which required careful consideration to assist the client to suitably structure the purchase. The EPC  feasibility threw up a surprising outcome with fabric thermal upgrades have minimal impact to the overall EPC rating, despite the extent of large single glazed windows and solid brick external walls. Introducing VRF air conditioning and mechanical heat recovery ventilation and intelligent controlled LED lighting resulted in a target EPC A (25) rating, with improvements considered within the confines of the existing occupied building for a phased implementation.
