We advised our client during their negotiations to acquire the long leasehold interest of Atlantic Pavilion, part of the iconic Albert Dock development. Grade I listed, this former bonded dock warehouse now converted to mixed use, leisure and office accommodation, is a UNESCO World Heritage Site. Our specialist knowledge was required for this building which consists of unique forms of dockside construction, and was also at the forefront of “fire resistant” construction.
We undertook in-depth research and on-site visual assessment of the history of this bespoke building, including WW2 bomb damage combined with changes undertaken by subsequent occupiers. Liaising with a team of external consultants, we turned our report around in a two week timescale and assessed the implications of the head and under lease provisions. This informed position enabled our client to progress with negotiations.
