Powell Williams completes Wigmore Street office refurbishment for Capreon Asset Management

Powell Williams has completed the high spec refurbishment of 5 Wigmore Street, a stunning neo-Georgian office building in the heart Marylebone Village in London, creating c.7,650 sq.ft of Grade A space.

Appointed Contract Administrator by Capreon Asset Management, we oversaw the entire project, from the feasibility stage to practical completion, and as Principal Designer, also managing the health and safety aspects for the client.

The refurbishment

The project involved remodelling the upper four floors of the five-storey building and creating a new communal roof terrace for use by tenants. In a prime location on a busy shopping street next to Cavendish Square, the team ensured both ground-floor retail units were able to remain open for business throughout.

The office floors were vacant prior to commencement. We managed the strip out, which enabled the removal of half floors in the stairwell and rebuilding of the restroom facilities. The ground floor reception area was revamped to create an impressive welcome, while a new bike storage, shower and changing facility was also installed in the basement.

“The internal space of this prime location building was serviceable but outdated, and failed to make the most of the incredible location. The project evolved somewhat from our initial involvement due to planning considerations which required additional budget.

We worked closely with the client and the contractor to revise the plans, ensure best value and reduce any knock-on delay to completion. The renovation had to be high end to attract the sort of tenants coming into this part of London, and the building we’ve handed over is just that.”

Although not listed, the building is in a conservation area and heritage-style features were respectfully repaired and replaced. New air conditioning, LED lighting, and improved services have been installed, with the open plan floorplates making the most of the natural light from the full height windows.
