Central to our success is our knowledge of the Dilapidations Pre-Action Protocol, current case law and our vast experience of negotiating on both sides of the dispute fence.

    We also frequently provide Notional Terminal Dilapidations advice where organisations need to make provision for contingent liabilities on their balance sheets.

  • Tenant Alterations

    On behalf of landlords and liaising with the solicitors, we assess the impact of tenants' proposals upon the structure and fabric of the building. We also ensure that future reinstatement liabilities are recorded and evident, which helps avoid unnecessary disputes at lease end or during the sale of the property.

    Acting for tenants, we can design, procure and seek landlords and statutory consents for fit-out works and alterations, liaising closely at all times with Lawyers to complete relevant documentation.

  • Planned Maintenance

    We provide interactive maintenance schedules to enable clients to reduce overall expenditure on property maintenance through pro-active management. Disruption to business activities through failures can be avoided by prudent budgeting and maximising service charge recovery.

  • Schedules of Condition

    Where a repairing liability is to be limited within a lease, a well drafted and agreed Schedule with quality images can potentially save an occupier significant sums of money. 
    For tenants, we believe a quality Schedule of Condition can be decisive in settling subsequent claims of damage or detriment. We are also experienced at preparing schedules to record the condition of premises which are part of or adjacent to a proposed development.

  • Service Charge Disputes

    During these tough economic times we have seen the number of Landlord's Service Charge disputes increase.  The sums of money involved can be substantial and in our opinion clients should seek to resolve disputes and avoid litigation where ever possible.  With our knowledge of current case law and commercially advantageous solutions our clients benefit from a commercially focused resolution.
