Powell Williams LLP ties up £1.6m Manchester office refurbishment for Kames Capital

Kames Capital has wrapped up a £1.6 million refurbishment in the heart of Manchester's city centre on behalf of Aegon UK Property Fund.

The comprehensive refurbishment of the 70,000 sq. ft. office building at 201 Deansgate in Manchester's central business district began in August last year and was completed to budget ahead of programme.

Acting for client Kames Capital, building consultancy Powell Williams assisted with the restructuring of existing tenant leases and project managed the CAT A refurbishment of two vacant floors totalling 25,000 sq ft, rolling out the refurbishment to update the common areas and enhance the building's identity and provision.

Powell Williams rose to the challenge of programming and managing complex works without disturbing existing tenants within the building.

Chris Wakefield, Assistant Fund Manager at Kames Capital, has confirmed that one of the two available floors are in advance letting negotiations, bearing out the great demand for high-quality office space in Manchester.

He said: "Through proactive procurement and programming, Powell Williams has managed to deliver a greater extent of quality refurbishment within the agreed budget to enable the fund to deliver high quality space back to the market.

Powell Williams, which delivered the project through its Chester office, counts BP, Standard Life and Aviva amongst bluechip clients benefiting from its expert advice. Partner Martin Hunt said: "This has been a real collaborative effort throughout the whole supply chain, with a shared vision by all stakeholders to deliver a high quality project.

"In addition to the visual enhancement, which will have a strong presence on Deansgate, sustainability gains have been incorporated that offer a tangible benefit to running costs and occupiers. The installation of cycle racks and shower rooms with lockers, for instance, aligns with the Corporate Social Responsibility statement of many corporate occupiers as well as tenant needs."
