Improving the look and performance of the building - with energy efficiency and sound reduction on a par with a new build - the scheme has "set the standard" for the school's future projects according to head Mr Belfield.

Service Charge Maintenance Contract - Mainstay is one of the UK's largest providers of management services to the residential and student accommodation sectors. We provide technical assistance in the form of planned preventative maintenance, cyclical redecoration and emergency repairs/defects analysis for NHBC/Zurich claims.  For insurance purposes we also provide Fire Reinstatement Cost Assessments (FRCA) for the portfolio under management.

Residential Conversion - The brief was to create high quality residential accommodation to upper floors of this Grade II listed building, maximising potential income.   Our feasibility report, recommended the creation of four apartments within portions of the building previously unoccupied for over 50 years.  As lead consultant, we produced imaginative designs for the remodelling of the interiors following in depth consultation with the Conservation Officer. We administered the building works through to successful completion.

Campus Planned Maintenance - We have provided a variety of services required to maintain and enhance the Campus.  These have included stock condition/planned preventative maintenance audits and subsequent implementation, DDA audits and compliance. We also acted as technical auditor reporting on consultant submissions for major schemes within the town centre campus.

ROLE:

Residential Feasibility Study - Working with the landlords managing agents, we were appointed to review and repair this grade II listed Victorian shopping Arcade under the service charge provisions.  We also prepared feasibility schemes for conversion of the vacant upper parts into residential apartments, securing outline planning consent.  In order to secure full planning and listed building consents, we subsequently held discussions with the Planning/Conservation Officer in order to submit detailed proposals.

Acquisition Survey - The Cutty Sark Station development comprised of 12 retail units with 24 residential flats above.  The site included an adjoining student accommodation block of 230 bedrooms occupying an island site. We carried out the pre-acquisition survey, carefully reviewing the lease & title documentation and warranties.  Careful consideration was given to the developments position, built above the Underground.

ROLE:

Acquisition Survey & External Maintenance Contract - The client sought to acquire the freehold of this 1930's building which had been converted into a halls of residence and let to Northumberland University. As lead consultant we co-ordinated a team of consultants to inspect and prepare reports leading up to purchase. Post-purchase, we prepared specifications and scope of works for maintenance repairs to the building.

Acting as lead consultant we co-ordinated a team of consultants to undertake Building Condition Surveys over several sites in the Midlands and North of England. The properties were a mixture of modern and Listed Buildings being former country houses which had been converted into residential apartments.
