This required in-depth discussions with the Conservation Officer as to the nature and extent of repairs to the timber frame and 16 flue chimney stack.  The practice & the contractor were presented with a Civic Trust Award for "Outstanding Workmanship" on completion.

We inspected and prepared a pre-acquisition report prior to purchase.  As a result of our recommendations, the sale agreement included rectification of maintenance defects noted during our inspection.  Post purchase, we advised the Landlord on dilapidations and provided a re-instatement cost assessment for insurance purposes.

ROLE:

Retail Reconfiguration - A Grade II listed building, dating from the Victorian period.  We were appointed by the landlord as lead consultant to devise and implement a scheme of alterations, to create a shell suitable for the incoming tenant.  As the building was situated above Roman ruins, specialist scanning equipment was utilised in order to satisfy the local authority archaeologist as to the proposed positioning of lift and escalator pits.  The scheme was completed on programme and to budget.

ROLE:

Feasibility Study & Repair - A former hotel dating from the early twentieth century. The tenant of a failed night club had vacated the premises leaving the accommodation and external fabric in a poor state of repair.  As lead consultant, we devised and implemented a scheme of repairs to the terracotta cladding and removal of the former tenant's fitout back to shell. We also prepared several feasibility studies for linking the property to the adjacent shopping centre, and converting upper parts into residential apartments.

Planned Maintenance - Working with the landlords managing agents, we were appointed to review and repair this grade II listed Victorian shopping Arcade under the service charge provisions.  We also prepared feasibility schemes for conversion of the vacant upper parts into residential apartments, securing outline planning consent.  In order to secure full planning and listed building consents, we subsequently held discussions with the Planning/Conservation Officer prior to submitting detailed proposals.

ROLE:

Development Planning Advice - We held detailed discussions with the Planning/Conservation Officer in order to discharge an outstanding S106 planning condition on this Grade II listed former Printworks.   In conclusion, an agreed scheme was implemented to reface the exposed gable elevation following demolition of an adjoining building.  Later we were asked to present a feasibility study for the refurbishment of the property.

Contract/Lead Consultant - the client looked to convert this derelict Grade II former Cotton Mill into their Head Quarters. We prepared a feasibility study following in-depth consultation with the local conservation officer and English Heritage, prior to securing statutory consents.  As lead consultant, our proposals and management of the project required a creative and sympathetic approach to this land mark building.  The practice was presented with a Civic Trust Award in recognition of 'Good Design, Preservation & Enhancement'.

Residential Conversion & External Repairs - Our brief was to create high quality residential accommodation to upper floors of this Grade II listed building, maximising potential income.   Our feasibility report, recommended the creation of four apartments within portions of the building previously unoccupied for over 50 years.  As lead consultant, we produced imaginative designs for the remodelling of the interiors following in depth consultation with the Conservation Officer. We administered the building works through to successful completion.

Managed the external refurbishment of the Indian High Commissioner's residence, a stunning Grade II listed Georgian building in Kensington Palace Gardens.  One of the most exclusive addresses in the country and owned by the Crown Estate. 

The project required us to work to strict guidelines as set by the Crown co-ordinating specialist Heritage contractors.

ROLE:

Lead consultant in the repair and upgrading / refurbishment of this prestigious Grade ii listed hotel and leisure spa.

Following detailed surveys to assess the condition of the buildings fabric and structure, we devised and oversaw the repair and refurbishment of the entire hotel on a rolling program over 18 weeks. The internal refurbishment involved upgrading of bathrooms and bedrooms whilst the hotel continued to trade.
