ROLE:

Project Management & Party Wall. We were appointed project manager and party wall surveyor in the re-development of the original 1920s building overlooking Piccadilly in central Manchester. Our brief was to improve the retail and ancillary space, providing an attractive building of contemporary design suitable for a major high street retailer. The scheme was built out to shell in accordance with the agreement to lease, following which we approved the tenants' fit out and monitored work on site.

As fund development monitoring surveyor of this Liberty Pochin development, we appraised the developer's costs, designs and specifications and monitored progress and the quality of the works completed and certified expenditure drawdowns requested by the developer under the Development Agreement. AXA benefited from our technical skill in working with development team whilst protecting their interest which was led by existing tenant expansion.

ROLE:

Contract Administration. As lead consultant in the refurbishment of this 1970's office development, we co-ordinated the design team during production of the landlord's scheme. The proposals were formally agreed with the incoming tenant prior to implementation, enabling previously significantly underutilised office accommodation to be fully let to one tenant. We also project managed the demolition of a 50,000 sq.ft industrial building on site to create much needed additional car parking for the main building.

Development Monitoring - for the forward funding of this retail & leisure park developed by Wilson Bowden. As fund monitoring surveyor we provided technical assessment during the due diligence process, and monitored works during construction. We also assessed and approved tenant fit outs, and through our ongoing involvement with the site prepared notional dilapidations following vacation by key tenants.

ROLE:

Project Management - We originally advised during the acquisition of this shopping centre and subsequent purchase of selected adjoining buildings.  In supporting the asset management team, we acted as lead consultant during the reconfiguration of individual retail units in accordance with the requirements of the Agreements to Lease.  We also project managed a team of consultants during the refurbishment of common areas and entrances to the site.

Employers Agent - BHP Billiton sought to acquire a leasehold office for their operations near the North Wales coast identifying Chester House as suitable property to refurbish as it had been vacant for almost 3 years. Within our survey report, we ensured the client understood the potential dilapidations liability in entering into a new 15 year occupational lease.  Following exchange of contracts, we acted as employers' agent during the high quality fit out of the office space.
